Holding Deposit
Once you have found a property to rent and the terms are agreed in principle, you will required to make a holding deposit equivalent to one weeks rent of the monthly rental. Once this has been received the property will be secured pending referencing. The deposit will then form part of the first months rent.
Rent
The first month's rent is payable in advance and all future payments payable by monthly standing order. In certain circumstances alternative methods of payment for example payment in advance may be an option, by prior agreement with the landlord.
Tenancy Deposit Scheme
It is a statutory requirement that all deposits are protected. Henshaws operates an approved regulated scheme with The Tenancy Deposit Scheme (TDS) and we are members of ARLA Propertymark. The legislation sets out clear time scales and the manner in which deposits and any disputes are to be dealt with at the end of a tenancy. Additional Information
Periodic Inspections
For properties under Henshaws management, periodic visits will be conducted to ensure that you are complying with the terms of the Tenancy Agreement. Henshaws reserves the right to schedule an initial visit within the first month of the tenancy and subsequently thereafter every six months.
Utilities & Insurance
At of the start of the tenancy you will be advised of all utility and services companies associated with the property and the utilities transferred accordingly. Any changes made by the tenant to the utilities must be notified to Henshaws.
In addition to your own contents insurance policy we recommend that all tenants have liability cover in excess of £5,000 to help protect them against accidental damage to the landlords fixture and fittings.
